By accessing or using the Website, making a reservation, or staying at our property, you agree to be bound by these Terms. If you do not agree, please do not use the Website or make a booking with us.

3. Bookings & Reservations
3.1 Booking Channels

- Through third-party online travel agents (OTAs) or booking platforms, in which case their terms may also apply
3.2 Information Accuracy
When making a booking, you agree to:
- Provide accurate, current, and complete information (name, contact details, guest count, dates, etc.)
- Ensure that all accompanying guests comply with these Terms and any house rules
We reserve the right to cancel bookings or refuse service if information provided is false, incomplete, or misleading.
3.3 Booking Confirmation
- A booking is considered confirmed only after you receive a written confirmation (email/WhatsApp) and, where applicable, after required advance payment or deposit is successfully received.
- We are not responsible for any issues arising from incorrect email addresses, phone numbers, or spam filters.
4. Rates, Taxes & Payments
4.1 Room Rates
- All rates displayed on our Website are subject to availability, change without prior notice, and may vary based on season, demand, and special offers.
- Rates may or may not include applicable taxes; any GST or local taxes will be charged as per prevailing laws at the time of your stay or payment.
4.2 Taxes
- GST and any other applicable taxes, levies, or service charges will be charged as per the law of India and applicable Kerala state regulations.
- In case of changes in tax rates or introduction of new taxes between booking and stay dates, the difference may be payable by the guest.
4.3 Payment Methods
- We accept payments through Razorpay and other payment methods as indicated on the Website or during the booking process (e.g., UPI, credit/debit cards, net banking).
- For certain reservations, an advance payment, deposit, or full prepayment may be required to confirm the booking. The requirement will be indicated during booking.
4.4 Online Payments via Razorpay
- Online payments are processed by Razorpay or other third-party payment gateways in a secure manner.
- By making a payment, you agree to Razorpay’s terms and policies in addition to ours.
- We do not store your full card or UPI details on our servers; we receive only transaction-related information (such as payment status and transaction ID).
5. Check-In, Check-Out & Identification
5.1 Check-In / Check-Out Time
- Standard check-in and check-out times will be mentioned on the Website and in your booking confirmation.
- Early check-in or late check-out is subject to availability and may incur additional charges
5.2 Identification & Registration
- All guests are required to present valid government-issued photo identification at check-in (e.g., Aadhaar, Passport, Driving Licence, Voter ID).
- For foreign nationals, a valid passport and visa must be presented and may be recorded as per rules.
6. Cancellation, No-Show & Refund Policy
6.1 Cancellation
- Our cancellation policy (deadlines, charges, and conditions) will be displayed on the Website and/or communicated during the booking process.
- Cancellations received within the allowed timeframe may be eligible for a full or partial refund, depending on the specific rate and offer booked (refundable or non-refundable).
6.2 No-Show
- If you do not arrive on the scheduled date and time without prior intimation (a no-show), the booking may be treated as cancelled, and any advance or deposit paid may be forfeited as per the rate plan’s terms.
6.3 Refunds
- Refunds, where applicable, will be processed using the original mode of payment (subject to gateway and bank policies).
- The time taken to receive a refund may vary based on the payment gateway and banking channels; we are not responsible for delays beyond our control.
- Any transaction charges, gateway fees, or currency conversion charges may be non-refundable.
7. Modifications & Special Requests
- Requests for changes to booking dates, guest count, room category, or other elements are subject to availability and may incur additional charges.
- Special requests (e.g., specific view, floor, late check-in, dietary preferences) are not guaranteed, but we will try our best to accommodate them.
8. Guest Conduct, Responsibilities & Damages
8.1 Conduct
- Behave in a respectful and non-disruptive manner towards other guests, staff, and property
- Follow all house rules, safety guidelines, and instructions from staff
- Refrain from illegal activities, nuisance, or behaviour that may disturb peace and safety
We reserve the right to refuse service, cancel bookings, or ask guests to vacate the property (without refund) for misconduct or breach of these Terms.
8.2 Children & Safety
- Parents/guardians are responsible for the supervision and safety of children at all times, especially in areas such as balconies, viewpoints, staircases, outdoor areas, and near any water bodies if present.
8.3 Property Damage & Loss
- Guests are responsible for any loss or damage caused to the resort property, furnishings, equipment, or surroundings due to negligence, misuse, or wilful misconduct.
- We reserve the right to charge guests for the cost of repair, replacement, or special cleaning (including additional charges for stained linens, smoking in non-smoking rooms, etc.).
8.4 Personal Belongings
- Guests are advised to take care of their personal belongings.
- Serene Peaks Resort is not responsible for loss, theft, or damage to personal items, unless caused directly by our gross negligence.
9. Facilities, Services & Third-Party Activities
Early departures are treated as shortened stays. No refunds are provided for unused nights unless stated otherwise.
- Certain facilities and services (e.g., Wi-Fi, parking, tours, activities, etc.) may be included or chargeable; details will be provided on the Website or at the resort.
- Some activities, tours, transport, or experiences may be operated by third-party providers. In such cases:
- We may only act as a facilitator and not as the principal service provider.
- Third-party terms and conditions and liability exclusions may apply.
- We are not responsible for acts, omissions, or defaults of third-party providers.
10. Website Content & Intellectual Property

13. Force Majeure
We shall not be liable for any failure or delay in performing our obligations due to events beyond our reasonable control, including but not limited to:
- Natural disasters, landslides, extreme weather, floods
- Acts of God, fire, pandemic, epidemic
- War, riots, civil unrest, terrorism
- Government restrictions, travel bans, or regulatory changes
- Power failures, internet outages, or other infrastructure disruptions
